The K50 plot is a new development on the outskirts of the town of Skhodnya, part of the Greater Moscow area. K50 will consist of a few thousand affordable apartments arranged in 4 clusters. All amenities needed for its inhabitants, such as playgrounds, schools, kindergartens and shopping- malls, are included in the clusters. With its vast natural surroundings and the high quality furnishing of its public spaces, K50 will become exemplary for high quality low-cost housing neighborhoods all over Russia. DKV won an international competition in which the client awarded DKV with the development of the masterplan and with the design of its buildings. DKV denominated 4 conditions which define and establish important qualities for the new neighborhood: 1. The individual clusters have distinct identities by means of architecture and landscape-design; 2. The scale and size of the buildings relate to its diverse surrounding; 3. The arrangement of the buildings provides visual transparency to the forest throughout the plan; 4. The neighborhood orientates and presents itself to the main connective road. The construction system of the client is a given condition. This construction system is made up of floor-units of 500m2 net which house five to twelve affordable apartments per floor ranging from 1 room (30m2) up to 4 rooms (80m2).
